TREIT Management & Investments

The state of affordable housing in the United States is abysml.  We should know.  Our Cohorts in Washington D.C. at The Renter's Lobby keep close watch on all issues related to residential renters.  It's a big job because no one has ever considered American Renters important enough to directly represent their "special interests" to the Halls of CongressExecutive Agencies or, for that matter, the White House, the residence of the most important Renter in the World!

Stagnant economic conditions including flat wages and high unemployment, particulalry among younger adults, continue to drive rent prices higher.  New construction rates are at 25 year highs for market rate Class A apartments, however, affordable rental inventory will remain at historical lows.  For this reason, rent prices have skyrocketed:

This is true for Standard Class A rents and it is an

acute problem in Class B-C properties.  According to

former Secretary of Housing, Shaun Donovan and the

Harvard Joint Center On Housing Studies, America is

"facing the worst affordable housing crisis in our nations history."

One of the keys to our investment strategy is to secure properties at heavily discounted prices.  Lower structural costs and cost-effective upgrades combined with our uniqe TCMS managment systems exceed industry standards.

Our investors profit through our repositioning of overlooked and underperforming properties.  Our competitive advantage is enhanced further with our capacity to accept a broad range of prospective renters many of whom are denied access to standard housing.

Our long-term competitive advanatage is related to three (3) factors: 1) TCMS property & tenant mangement flexibility through programs like "Pay when Paid," 2) new financial investment regulatory rules allowing regular Americans even those defined as "poor" the opportunity to accumulate equity and wealth through our asset building savings & invesment plans, and 3) expansion of capital sourcing through TREAT's combination of classic Capital Stack debt-equity and new "Funding Matrix" platform.

FAIR and the policy-legislative agenda of The Renter's Lobby will be working hard in Washington D.C. to advance the interests of Renters at all income levels to participate in real estate equity ownership!

At TREAT and the Foundation for Investors and Renters (FAIR) experts began researching and developing what was described at the time as a "real-estate mutualization" or "democratization" products and services in 2010.  This was long before the first crowdfunding platforms were established by more orthodox real-estate investment and development organizations.  As of 11-2014 the SEC  has yet to rule on "non-accredited" investor qualifications.  TRL is actively monitoring and participating in the regulatory oversight efforts along with other industry representatives.

We understood the reprecussions of this transformational legislation and regulation for the investing world!

We memorialized our early work

in this area by presenting a stock certificate

(warrant) in 2012 to our first Shareholder,

Ms. Vanessa Carlyle, a twenty-two year old

Hopi Indian mother of three.

TREIT delivers a new Value Proposition creating:

                                                                                                                                           TM

"A New Investment Class for a New Class of Investors!"

TREIAT's mutualization products will help millions of American renters realize the financial advantages of owning real property.

After extensive market research and years of proven business development, we are presenting new opportunities not only to the financial and real-estate sectors but to federal and state housing agencies.

Our properties deliver much, much more than a high return on investor capital.  We match or exceed the highest yields in the industry.

FAIR has developed policy and products opening whole new opportunities for residential renters and all Americans seeking equity and asset building opportunities.  Combined with wealth building savings and investment and new financial products our organiztions and supporters are rebuilding the American Dream the old fashioned way through hard work, prudent savings and investments.

We're delivering high returns for a variety of investors including:

Corporate Social Responsibility Funds

Pensions

Private Equity Funds

Community Reinvestment Funds

Private Foundations

Public Sector Housing Authorities

Non-Profit Charities

Individual Accredited Investors

TREAT Qualified Client Resident Investors

&

ALL TENANTS!

  • We're managing low cost, attractive and safe housing to meet growing demand

  • Managing very low to moderate income tenants back to financial stability

  • Return of principal for extremely cost-effective re-deployment of "RETAINED EARNINGS!"

"a "silent crisis" continues to grow as America's lowest income renters have seen their incomes  decline while their rents steadily go up."

As we develop investment products and services for the broadest number of renters, The Renter’s Lobby, the “Voice of America’s Renters” is doing all it can to bring fairness and balance to policies that in the past have always ignored their interests.

We are doing everything possible to open new doors to renters of all income levels and will not allow them to be denied the same opportunities afforded homebuyers and homeowners.  We will aggressively represent their interests in Congress, the Administration, and regulatory bodies including the Securities Exchange Commission (SEC), HUD and the U.S. Treasury.

There's a stampede to the crowdfunding portal by the entire industry.  TREIT is delivering value based on the "mutualization" of real-estate for investors and renters at a every income level.

TREIT is offering and delivering on the wonderful promise of a "NEW CLASS OF INVESTMENTS TO A NEW INVESTMENT CLASS!"

Supporters like Herman Cain share our "Dream" of delivering "Equity For All."  TREAT solutions were perfectly suited for his "Opportunity Zones."  These are  not unlike Jack Kemp's Urban Enterprise Zones or President Obama's Promise Zones.

Promises of improved access to opportunity, hope & financial education are easy forms of equity or fairness promised at every campaign stop and policymaker's workshop.

Government programs and fancy formulations have exhausted the American people and now econonmically counterproductive.  TREAT is the first company to deliver tangible equity ownership in real property we are creating very real access to real equity ownership.
