Frequently Asked Questions

What  is TREIT?  What is a REIT? What is your Mission?

TREIT is a Full Service "Multi-Hybrid" Real-Estate Investment-Trust.  A Real Estate Investment Trust or REIT is a corporation that qualifies for a special IRS tax status to provide investment opportunities to qualified, accredited individual and organizational investors.

The original purpose and policy was introduced and promoted by Dwight D. Eisenhower in 1960.  He was moved by the prospect and possibilities of opening real-estate investment opportunities to average Americans.  Unfortunately, his lofty but achievealbe dream was never realized and remains a mystery for most Americans to this day.

Our Foundational Mission is to fulfill President Eisenhowers dream.  Unfortunately, the conditions we face today economically, socially and financially are much different than the Goldilocks period following WWII.  Undeterred, we are employing his dream and the advantages he permitted through the IRS code to start fixing some of the very serious problems we know we can fix.

Our first Mission is to "Make Family Evictions Unncessary and Rare!"

How do you help Renters?

Unfortunately, politics is at the center of all things real-estate.  This will not change soon.  It is for this reason we are focusing on a National Renters Tax Reform Plan.  This inlcudes our FLIP-THE-MID pass THE CREDIT campaign to pass a national renters tax credit.  The simple objective of this plan is to put much more cash in the pockets of America's residential renters.  It does not take much analysis to understand that this is the most important demographic in America today.  The best way to help the housing sector and the people who live there is to do everything possilbe to improve their financial condition.  A national renter's tax credit is the most efficient way to accomplish this important goal

From Policy to Legislative work in Washington D.C. to providing low-cost housing as opposed to so-called "afforadable housing," which it is not, TREIT Inc. and our affiliated organizations are delivering new solutions and innovations to counter the status quo.  Bending the Cost Curve is where we reside!  The entire sector from staid policymakers in Washington D.C. to zoning ordinance purveyors of the status-quo must be challenged and questioned.

One of the ways we have created housing for Americans that the Federal Government's Housing and Urban Development (HUD) WILL NOT is to change the LAW.  One of the laws relatest to preventing efficient management of client-residents.  We provide flexibility for our prospective tenants and client-residents for everything from application waivers to maximum payment flexiblity.

We are fixated on reduced structural costs and higher quality living standards.  They DO NOT need to be mutually exclusive. This is the first and primary objective in an economy that is driven by fabricated financial underwriting with an operating premise that all construction and development must be generated through DEBT.  Reucing costs starts with reducing the influence of government and vested financial interests.  We are business people and we know there are business solutions that will create new opportunities for all parties and can drive economic opportunity for all Americans.

Today's renters are tomorrow's homebuyers.  To revive the housing sector to its traditional status in our economy we must end the false promise of over-leveraged house buying.  A complete overhaul of the housing finance infrastructure built by the Housing Lobby and tax structure must be re-aligned to PROMOTE and SUPPORT Residential Renters; one that promotes savings and retention of wages and salaries.  This means strong-honest leadership in controlling reckless monetary and fiscal policy.

In the spirit and sound financial and economic principles of prudent savings and investment our advisory services will promote reasonable long-term focus on equity building that includes home buying and equity ownership.

REIT structures as well as other economic and financial tools will propel our industries and revive the hope of millions of Renters in the coming decades, but only if we return to reasonable and prudent financial and economic behavior.  We will deliver the dreams President Eisenhower promulgated 60 years ago.  Undeterred, we are employing his dream and the advantages he permitted through the IRS code to start fixing some of the very serious problems we know we can fix.
